Terms and Conditions
As part of the booking process, guests are provided with the latest terms and conditions, as part of their letting agreement paperwork.
General
​The Property is: the Bungalow known as KATREK, Beach Road, West Bexington, Nr Dorchester, Dorset DT2 9DF.
(1) Booking Terms: Reservation and Cancellation
1.1. To make a reservation for letting the Property (the “Booking”), the Holidaymaker will pay the Booking Deposit to the Owner. The Booking Deposit will be held by the Owner and will be adjusted to the Rent amount unless otherwise, cancellation of the Booking occurs in terms of this paragraph.
1.2. After receiving the Booking Deposit, the Owner will send the confirmation invoice to the Holidaymaker by post or email.
1.3. The Holidaymaker may proceed further either by:
1.3.1. Paying the balance of the agreed Rent by BACS transfer to the specified account, before no later than 8 weeks from the Letting period. or
1.3.2. Pay the Rent in full in advance of the 8 weeks before the Letting period, by BACS transfer to the specified account.
1.4. The Holidaymaker undertakes and agrees that the Owner may decline the Booking for any reason and the Owner does not have to give to Holidaymaker the reason. If that happens the Owner will return the Booking Deposit money to the Holidaymaker immediately and in any event within 14 days.
1.5. If the Holidaymaker needs to cancel the Booking, he must tell the Owner by email or in writing. The Owner will not accept a cancellation by telephone alone. Cancellation incurs costs for the Owner. Costs vary considerably and are not always precisely identifiable. The Owner, therefore, charges a rounded cancellation fee and accordingly allows the refund as follows:

2.6 Our Right to Cancel:
We reserve the right to cancel any booking without compensation, refund or reimbursement, if the terms of these conditions are breached.
We reserve the right to cancel any booking up to the first day of occupation, in the event of an unforeseen event leading to the property being rendered uninhabitable or unsuitable for occupation by guests. A full refund of monies paid to the Owners, in relation to the booking, will be made in such a scenario.

The “Property” includes:
​
1.1. the furniture, fixtures and fittings;
1.2. the use of any rights of access, path, drive, garden, any common parts and any other things reasonably necessary for the enjoyment of the property and which the Owner can grant.

(2) Letting Period
The letting period is from 5pm on the day of arrival to 10am on the day of departure.
​
(3) Rent
The rent is £XXXX, all of which must be paid in advance as required by the Owner.

(4) Occupancy
The maximum occupancy is 6 people.
(2) Holiday Property: Occupation terms
The contract between the parties comes into existence when the Owner sends a Booking confirmation invoice to the Holidaymaker. Where the Owner lets the Property and the Holidaymaker takes the Property to occupy for a holiday for the Rent, on the terms set out in this agreement.

1.1 There is included in this letting such rights of way over and use of any rights of access, path, drive, garden, any common parts and any other things reasonably necessary for the enjoyment of the Property and which the Owner can grant.
1.2 The Holidaymaker will pay the Security Deposit to the Owner on or before the Start Date. The Security Deposit will be held by the Owner and will be refunded to the Holidaymaker at the end of the Letting Period (however it ends) but after deduction of any costs or losses reasonably incurred by the Owner as a result of any breach of the Holidaymaker’s obligations. No interest will be payable by the Owner to the Holidaymaker in respect of the deposit money.
1.3 The Holidaymaker agrees to reference the inventory provided in the “Welcome folder” at the property, to ensure it accurately lists the Owner’s general possessions in the Property (the “Inventory”) and agrees to use them responsibly.
(3) Holiday Makers Promises
In this paragraph, a promise by the Holiday Maker not to do something also implies that the Holiday Maker will not allow anyone else to do that same thing. The Holiday Maker now promises that he will:

1.1. keep the interior of the Property in clean and good repair and condition;
1.2. clean and keep free from blockages and obstructions all showers, sinks, lavatories, cisterns, drains, gutters, pipes, chimneys and the like;
1.3. not dispose of “wet wipes”, disposable nappies or other items of personal hygiene down the lavatory;
1.4. keep clean the carpets, curtains and all other items in the inventory;
1.5. pay for any necessary repairs or replacement goods damaged during the letting period;
1.6. use the Property only as a holiday home for no more people than the maximum occupancy stated above and will not operate a business at the property or use it for any improper, immoral or illegal purpose;
1.7. not assign, sublet, charge or part with or share possession or occupation of all or part of the Property;
1.8. not cause nuisance or annoyance to the Owners, other Holiday Makers or any neighbour;
1.9. not change or remove any of the Owners furniture, fixtures and fittings or items on the inventory;
1.10. not change or install any locks on any doors or windows nor have additional keys made for any locks without the prior written consent of the Owners;
1.11. not keep or allow pets of any kind on the Property, unless previously agreed with the Owners;
1.12. where pets have been authorised to stay at the property, not to allow the pet to cause a nuisance to neighbours. Pets are not allowed into bedrooms and must at all times be restrained from being on furniture or causing damage to the property. But, if dogs are used to sitting on sofa’s etc, we kindly ask, in consideration for other guests, that dog Owners bring their own throws to put on the furniture to minimise the inevitable deposits of hairs etc.
1.13. the use of the bathroom shower is prohibited for showering of dogs.
1.14. report to the Owners any disrepair or defect in respect of the Property or the fixtures and fittings and report any failure of mechanical or electrical appliances;
1.15. allow the Owners, their agent or contractors access to the Property at reasonable hours during the day, or to carry out urgent and unforeseen repairs or other works to the Property or to carry out maintenance of the appliances. The Owners will normally give at least [24 hours] notice but the Holiday Maker will give immediate access in an emergency;
1.16. whenever the Property is left unattended, the Holiday Maker will fasten all locks to all doors and windows and activate any burglar alarm, to prevent unauthorised access to the Property.
1.17. WiFi Fair & Appropriate use - WiFi Internet access is provided, guests accept to use this access to the Internet fairly and appropriately. The Internet access provided is intended for general use such as access to the world wide web, email, messaging, social media, light video / music / media streaming. Access to illegal activity or use of our network for illegal activity is not prohibited and will be reported to local authorities.
1.18. there is currently, no vehicle electric charging point available at the property. Charging from the standard electric points is not permitted.
1.19. smoking – No smoking/vaping or use of any tobacco products including, but not limited to cigarettes, pipes, cigars, snuff or chewing tobacco, or indeed the use of any illegal substances, is not permitted on any part of the property.
1.20. to keep fishing gear in the garage lobby and not in the bungalow.
(4) Insurance
1.1. The Owners will maintain whatever insurances they wish against any risk relating to the [Property]. They will not insure anything owned by the Holiday Maker.
1.2. The Holiday Maker will not do, nor allow anyone else to do, anything that could adversely affect the Owners insurance of the Property.
1.3. If the Holiday Maker does anything that prejudices the Owners insurance, he/she will be liable to the Owners for any resulting loss.
(5) Holiday Maker's Departure
At the end of the tenancy the Holiday Maker will:

1.1. Ensure all windows and doors are closed/locked and lights/appliances turned off.
1.2. Immediately return all the keys of the Property to the Owners or comply with such arrangements for the return of the keys as the Owners reasonably suggests before the commencement of the letting; Original front door key should remain in the keylock mounted on the wall of the access to the garden. Other spare front door keys and back door keys, should be clipped back into the Welcome Folder.
1.3. Remove all personal effects and rubbish and leave the Property and the Owners fixtures and fittings in the same clean condition and state of repair as at the Start Date, fair wear and tear excepted.
1.4. Guests are requested to place bin bags in the appropriate wheelie bins on the front patio, along with recycling materials in the box provided. (please do not put batteries in the recycling bins). Guests are requested to put the wheelie bins/box out at the end of the driveway for collection, according to a schedule which is displayed in the front hallway.
1.5. Please strip those beds which have been used and place the pillowcase, sheets and duvet covers in the clear plastic bags provided and left in the front porch.
(6) Inventory Check and Return of Security Deposit
1.1. At the end of the Letting Period, the Owner will check the Inventory room by room. Any damage will be evidenced by photos.
1.2. If the Owner is not satisfied as to the condition of a room or anything in it, the Owner may propose a deduction of a sum from the Security Deposit, in order to put the matter right. The Owner must provide a written breakdown of any deduction proposed.
1.3. If the Holidaymaker does not agree to the sum claimed, the Owner will obtain a written quotation for the cost of rectification from a contractor not connected to him.
1.4. The Owner may then accept the quotation and pay for the work. He must then provide copies of the quotation and the subsequent invoice to the Holidaymaker. The Owner may then deduct the sum paid from the Security Deposit.
1.5. The Security Deposit or the balance of the Security Deposit shall be returned to the Holidaymaker within 28 days of the Holidaymaker vacating the Property or, in special circumstances, as soon as possible, with the reasons for the delay provided in writing to the Holidaymaker.
(7) Jurisdiction
This agreement shall be governed by and interpreted in accordance with the laws of England and Wales.
